Building Survey Reports: Our qualified building surveyors can undertake a detailed survey of the building to provide a specialist report on the construction and the condition of the building. A Building Survey Report will identify defects or potential problems and necessary remedial work to minimise risks before acquisition.
Schedules of Condition: At the beginning of a lease, or prior to the commencement of adjacent construction work, a schedule of condition can be prepared by our surveyors to detail the exact condition of a property asset at that particular time. Supported by detailed documented and photographic representation of the physical condition of the property, any existing defects or damages identified will ensure future claims for repair costs can be justified.
Schedules of Dilapidation: A tenanted premises requires both the landlord and the tenant to meet the repairing obligations under the terms of the lease. Our surveyors can prepare a schedule of dilapidations for the landlord or the tenant depending on their respective lease obligations, and enable a dilapidations claim to be scrutinised, negotiated or agreed.
Measured Survey: Our surveyors can undertake a detailed measured survey of a property and/or its site to prepare accurate drawings to scale. The required scale, detail, and acceptable tolerances of the drawing can be agreed between the parties beforehand.
Domestic Energy Performance Assessment: Ash 4 Homes Qualified Domestic Energy Assessors, (DEA’s) can carry out an assessment of your dwelling to generate an Energy Performance Certificate, (EPC). The EPC will show the energy performance of the dwelling on a scale A to G (A being most efficient and G is least efficient). An EPC is required if your dwelling is being sold or rented.
